SEMINAR ON “THE FUTURE OF CONDOMINIUM LIVING IN SRI LANKA” – 2019

The Chamber of Construction Industry Sri Lanka conducted a Seminar on “The Future of Condominium Living in Sri Lanka”. This was held on the 21st August 2019 at the Sri Lanka Foundation Institute, Colombo 07.

Combined with the Seminar a mini exhibition was held in the Lobby of SLFI to showcase the work of the Sponsors Namely….

The Seminar commenced with a presentation by Mr. Nayana Mawilmda. This was a sweeping overview of trends of Condominium Living in the Asian Region and Sri Lanka Place in the region and the obstacles faced by developers on this trajectory in urbanization.

The next speaker was Archt. Phillip Weeraratne of PWA Architects who mentioned the Sri Lanka Dwellers desire for indoor – Outdoor interface living and showed us several interesting examples practiced in Amsterdam.

Sri Lanka Telecoms General Manager Digital Products Ms. Ishari Siriwardane made us aware of Sri Lanka Telecoms venture into smart solutions especially in the domestic dwellings.

Mr. Selvaskanda, Partner varners Lanka spoke on the Laws Applicable to Condominiums and the spoke extensively on his Hong Kong experience and highlighted the Lacuna in our Laws that made our Condominium Buyers vulnerable whereas the Hong Kong experience ensure the buyers have a secure purchase.

This was followed by a Developers view on the issues faced by them in preconstruction, work in progress and Post Construction phases. This was systematically spelt out by Eng Rohana Wannigama of Capitol Developers – A Member of the Sanken Group who also brought forth obstalcles a Developers face at various stages before and after delivery.

The Colombo Port City made a presentation of a Smart, Convenient City that will be the first in the South Asian region with a Marina, Malls, Landscape Gardens, Dwellings and Office Spaces and will have Technology infused to make it a Safe and Comfortable place to live in.

The next talk was presented by the Legal Officer of Condominium Management Authority Mr. Tissa Perera on the Laws pertaining to Condominiums.

This was followed by Grp.Capt. Kolitha Sri Nissanka who spoke of Fire Hazards and regulations in force that are presently available in the Construction of Buildings Particularly in respect of high rise living.
